Klein designed this elegant 5-storey retirement apartment complex for a passionate husband/wife client team of Aria Park Retirement Village, who were already managing a resthome hospital on the existing site at the time of engagement. The village is situated on the corner of Manukau Road and Clade Road, Epsom, Tāmaki Makaurau. Today this village is under the management of Arvida.
We undertook the work from concept design stage through to on-site administration. Construction completed in 2010, providing 37 luxurious apartment units with a self-assisted style of living. Communal facilities include lounge, dining, outdoor terraces, club room, and a basement resident carpark.
Some of the design challenges included the Mt Eden volcanic view cone, which limited maximum allowable building height to a 9m rolling plane; the building also occupies an important site corner which attracted major urban design and planning interests; and lastly we had to grapple with connections to the existing resthome hospital building which has a different floor to floor heights. These constraints became opportunities however when Klein began to realise the form and orientation of the building. The result is a piece of architecture which is well received by the client, occupants and the local community alike even to this day.
